What happens during a mold assessment

  1. Scope review. We discuss the concern, property, timing, and decision the assessment needs to support.
  2. Site inspection. The inspector documents visible conditions and evaluates relevant areas for moisture-related evidence.
  3. Sampling when appropriate. Air or surface samples are selected to address the assessment question and sent to a third-party laboratory.
  4. Reporting. You receive the laboratory results, photographic documentation, interpretation, and practical next-step recommendations.

Comprehensive Mold Assessment

In-depth inspection, detailed reporting, and up to six mold samples. This is also the starting price for commercial inspections, with larger or more complex properties quoted according to scope.

Additional mold samples: $100 each.

Laboratory turnaround: Standard laboratory results are typically available within two business days of inspections completed by 2 p.m. local time, subject to same-day UPS shipping access. Remote sites, lengthy projects, shipping, sample type, and laboratory capacity may extend timing. Qualifying next-business-day results require a $50 overnight shipping fee. Confirm laboratory and completed-report delivery when scheduling.

What mold testing can and cannot answer

Mold sampling is not usually a simple pass-or-fail test. Results must be considered with the building conditions, moisture history, ventilation, sampling locations, and reason for testing. A limited assessment cannot guarantee that every concealed or intermittent condition will be found, and an environmental assessment is not a medical diagnosis. Health concerns should be discussed with a qualified medical professional.

Do I always need mold samples?

No. The appropriate scope depends on the question being asked and the conditions present. In some situations, the inspection and moisture evidence may be more useful than additional samples.

What types of mold samples may be collected?

Depending on the scope, samples may include air or surface samples. The inspector selects locations and sample types to address the specific assessment question.

How many samples are included?

The Targeted Mold Assessment includes up to three mold samples. The Comprehensive Mold Assessment includes up to six. Additional mold samples are $100 each.

How quickly will laboratory results be available?

Standard mold, lead, and asbestos laboratory results are typically available within two business days of inspection for appointments completed by 2 p.m. local time, provided samples can reach a UPS location before its shipping cutoff. Can testing prove that a building is safe or mold-free?

No single sample can prove that an entire building is safe or mold-free. BIS reports document the inspected conditions, analytical findings, limitations, and practical next steps.

The Comprehensive Mold Assessment starts at $795. Larger or more complex properties are quoted according to the required inspection, sampling, and reporting scope.
