BIS can track moisture readings, drying conditions, and equipment observations after the initial assessment. Reports show the locations measured, methods used, and changes over time so project teams can evaluate progress and make documented drying decisions. We report the conditions we observe; our role is not to justify a particular invoice or guarantee payment.

Our background in restoration helps us understand how testing affects emergency work. BIS provides independent asbestos assessment, sample collection, laboratory analysis, and reporting to support project decisions. Standard mold, lead, and asbestos laboratory results are typically available within two business days of inspection for appointments completed by 2 p.m. local time, provided samples can reach a UPS location before its shipping cutoff. Remote sites, lengthy projects, sample type, shipping disruptions, and laboratory capacity may extend that timing. Qualifying projects can request next-business-day laboratory results for a $50 overnight shipping fee; confirm availability when scheduling. Laboratory results and the completed assessment report are separate milestones; we will confirm report delivery for your project.

Before disturbing painted materials, find out whether the sampled coating contains lead. BIS provides paint-chip sampling, laboratory analysis, and reporting within the agreed scope. These results can inform project planning and applicable lead requirements. Paint-chip results alone do not measure worker exposure or establish full OSHA or EPA Renovation, Repair and Painting (RRP) compliance.

BIS evaluates water-loss conditions using the source of the water, materials it contacted, elapsed time, site observations, and other relevant evidence. Sampling may help answer a defined question when appropriate. Bacterial findings are interpreted in context; the presence of gram-negative bacteria alone does not establish a loss category. Our conclusions follow the evidence rather than a preferred claim outcome.

BIS documents mold and moisture conditions and recommends sampling when it can answer a useful project question. Post-remediation verification evaluates observed conditions and any agreed sampling results against the project’s verification criteria. The report describes the areas assessed, methods, findings, and limitations; it does not guarantee that every concealed condition has been resolved or that a building is safe for every occupant.

Our appraisal and umpire services help parties address valuation disputes within the applicable policy and appointment terms. The assigned role, scope, and responsibilities are agreed before work begins. These engagements are separate from independent environmental assessments. We provide documented analysis without promising a particular award, claim payment, or resolution date.
